Do I really need 20% down to buy a house?

No. In Canada, many first-time buyers purchase with as little as 5% down (depending on the price).

20% avoids mortgage insurance — but it is not required to buy your first home. We’ll look at what makes the most sense for you.

What happens if my offer gets rejected?

It’s normal. Especially in competitive markets.

If your offer isn’t accepted, we regroup. We review what happened. We adjust strategy. And we move forward smarter.

One rejected offer does not mean you can’t buy a home.

What if I find a house I love before I’m pre-approved?

Pause.

Before submitting an offer, you need to know your real budget. Pre-approval protects you from falling in love with something outside your comfort zone — and strengthens your offer.

We always prepare first. Pre-approve...then shop.

What if I buy the wrong house?

This is one of the most common (and rarely said out loud) fears.

That’s why we don’t just look at what you like — we evaluate:
