REALTORS! Don't Make This Mistake!

The Showing Mistake That Makes Agents Look Unprepared

If you’ve ever stood in a doorway during a showing, scrolling frantically through MLS while your buyer waits for an answer… you’re not alone.

This is one of the most common — and most avoidable — mistakes new, newer, and even experienced agents make.

And yet?
Almost no one teaches it.

I’m Victoria Leahy, Realtor and Director of Agent Services at Realty World Legacy, and this is exactly why the Why Did No One Tell Me This?! series exists — to cover the real-world situations agents face once they leave the classroom and start working with real clients.

The Mistake: Not Knowing the Listing Before the Showing

Here’s the issue:
An agent books a showing…
Shows up on time…
Unlocks the door…

And then the buyer asks a totally reasonable question like:

  • How old is the furnace?

  • What’s included in the condo fee?

  • How old is the roof?

And the agent is standing there, scrolling MLS, trying to find the answer in front of the client.

It’s not that you’re expected to know everything — you’re not.

But you are expected to know the basics.

Why This Matters More Than You Think

Clients don’t expect perfection.
They do expect preparation.

When you don’t know the listing:

  • Confidence drops

  • Trust weakens

  • The showing feels awkward

  • You look less prepared than you actually are

And the worst part?
This has nothing to do with experience — it’s about process
.

What to Do Instead (Simple, Practical Fix)

Before every showing, do this:

• Read the full listing in advance
• Know the key details: beds, baths, age, heating, roof, lot size, special notes
• Know where that information lives on MLS
• Print a copy of the listing
• Highlight the important details
• Bring that printout with you

That’s it.

You don’t need to memorize every line.
You just need to know where the answers are.

What This Looks Like in Real Life

Instead of scrambling, you confidently say:

  • “Yes, the furnace was replaced in 2019.”

  • “Yes, the condo fee includes water.”

  • “Yes, the windows were updated.”

Quick. Calm. Professional.

That’s the difference between looking new and looking prepared.

This Is the Stuff School Skips

Real estate school teaches theory.
Real estate work requires execution.

No one tells agents:

  • How to prepare for showings properly

  • How small habits impact client trust

  • How preparation removes fear

  • How confidence is built before you walk through the door

Those things are learned the hard way — unless someone actually explains them.

Why did no one tell us this?!

This is real-world real estate training — the way it should have been taught from the start.

If you’re a new agent, a restarting agent, or someone who feels like they were expected to “just know” things without being shown — you’re exactly who this series is for.
