The Showing Mistake That Makes Agents Look Unprepared

The Mistake: Not Knowing the Listing Before the Showing
Here’s the issue:
An agent books a showing…
Shows up on time…
Unlocks the door…
And then the buyer asks a totally reasonable question like:
How old is the furnace?
What’s included in the condo fee?
How old is the roof?
And the agent is standing there, scrolling MLS, trying to find the answer in front of the client.
It’s not that you’re expected to know everything — you’re not.
But you are expected to know the basics.
Why This Matters More Than You Think
Clients don’t expect perfection.
They do expect preparation.
When you don’t know the listing:
Confidence drops
Trust weakens
The showing feels awkward
You look less prepared than you actually are
And the worst part?
This has nothing to do with experience — it’s about process.
What to Do Instead (Simple, Practical Fix)
Before every showing, do this:
• Read the full listing in advance
• Know the key details: beds, baths, age, heating, roof, lot size, special notes
• Know where that information lives on MLS
• Print a copy of the listing
• Highlight the important details
• Bring that printout with you
That’s it.
You don’t need to memorize every line.
You just need to know where the answers are.
What This Looks Like in Real Life
Instead of scrambling, you confidently say:
“Yes, the furnace was replaced in 2019.”
“Yes, the condo fee includes water.”
“Yes, the windows were updated.”
Quick. Calm. Professional.
That’s the difference between looking new and looking prepared.
