When you first start in real estate, it’s easy to overthink everything — especially your presentations.
You know you need a listing presentation.

Something that looks “professional.”
So you sit down to build it…
…and suddenly you’re stuck.

One of the biggest things I see with new agents is spending way too much time trying to build things from scratch — especially presentations.
And honestly, it’s not where your time should be going.
The Problem No One Explains
When you try to create your presentation yourself, your brain goes here:
What goes on each page?
What order should it be in?
What do I include?
How do I make it look professional?
And before you know it…
Something that should take a couple hours turns into days.
You Don’t Need to Start From Zero
Here’s the reality:
You don’t need to build your presentations from scratch.
There are already really good templates out there — created by people who have done this before.
And they work.
Where to Find Them
You can go on Etsy and find:
Listing presentations
Buyer presentations
Marketing templates
Most of them are in the range of $5–$20.
What You Actually Need to Do
Instead of building everything yourself, you can:
Change the colours to match your branding
Swap out the photos
Edit the wording so it sounds like you
Add your own information
And just like that — you have a complete, professional presentation.
Why This Matters More Than You Think
New agents often feel like they need to do everything themselves.
Design everything.
Write everything.
Figure everything out from scratch.
But that’s not what builds your business.
What actually moves your business forward is:
Talking to people
Following up
Showing homes
Writing offers
Building relationships
Spending hours designing slides doesn’t do that.
Use What Exists — Then Move On
There’s nothing wrong with using what’s already out there.
In fact, it’s smart.
You’re saving time.
Reducing stress.
And using something that already works.
Then you can focus on the parts of the business that actually make you money.

Stop overthinking it.
Use what exists.
Make it your own.
And move on.
