Choosing a brokerage based only on commission splits is short-sighted.

Yes, splits matter. Of course they do.

But they’re only one part of the picture — and often not the most important one.

Because what happens behind the scenes of a brokerage matters just as much as the percentage on paper.

A Quick Introduction

I’m Victoria Leahy, a Realtor and Director of Agent Services at Realty World Legacy.

Part of what I do is help agents evaluate brokerage environments and understand what actually supports their business long-term — not just what looks attractive on a spreadsheet.

And one of the biggest misconceptions I see is agents choosing a brokerage based on splits alone.

What You Pay For Is Often What You Get

Every brokerage has costs.

Training programs.
Mentorship.
Compliance support.
Technology systems.
Leadership.
Administrative staff.

Those things don’t build themselves.

So when a brokerage charges almost nothing, it’s worth asking a simple question:

Where is the support coming from?

Because strong training, real mentorship, and reliable systems require time, resources, and people behind the scenes.

Splits Don’t Matter If You’re Not Doing Business

This is the part that often gets overlooked.

A higher commission split sounds great — until you realize you’re still trying to figure everything out alone.

If you’re constantly guessing your way through transactions, unsure about clauses, or struggling to build momentum, saving a few percentage points won’t move your business forward.

Growth usually comes from:

  • Support

  • Environment

  • Learning from others

Those things often matter more than a single number.
