I’m Victoria Leahy, Realtor and Director of Agent Services at Realty World Legacy, and this is one of the biggest gaps I see with agents when they first start — or when they’re restarting and trying to regain confidence.

The Real Problem No One Talks About

Most agents aren’t stuck because they don’t want to work.

They’re stuck because they freeze in conversations:

  • When a new lead comes in

  • When someone asks what they do for a living

  • When a referral messages them

  • When market questions come up unexpectedly

Real estate school teaches theory.
It does not teach language.

And confidence comes from knowing what to say before you’re put on the spot.

The Three Script Areas Every Agent Needs on Day One

1. Lead Scripts

What do you say when:

  • someone messages you on social media?

  • you receive a referral?

  • an office or online lead comes in?

  • you’re following up without sounding pushy or awkward?

Without a framework, agents either overthink it — or avoid the conversation altogether.

2. Your Elevator Pitch

The moment people find out you’re a Realtor, the questions start.

What’s the market like?
Who do you work with?
Are you busy?

You need a clear, confident 20–30 second answer that sounds natural — not rehearsed — and explains what you actually do.

3. Market Stats

You don’t need to know everything — but you do need to know the basics.

People will ask about:

  • average prices

  • days on market

  • interest rate impacts

  • general market direction

Freezing in these moments hurts confidence fast. Preparation removes that fear.

Why Scripts Matter More Than You Think

Scripts aren’t about sounding robotic.
They’re about removing hesitation.

When you know what to say:

  • conversations feel easier

  • confidence increases

  • follow-ups actually happen

  • opportunities don’t get missed

  • clients feel reassured

Words create momentum — or stop it entirely.
